A second-generation real estate development company, Connecticut-based BLT Building and Land Technology (BLT) has completed ventures worth more than $3 billion, including more than 4 million square feet of commercial development and 4,500+ residential units. BLT has participated in the Energy Conscious Blueprint Program and the Energy Opportunities Program on several projects – both programs are supported by the Connecticut Energy Efficiency Fund in partnership with Yankee Gas.

arbor Point, an expansive 80-acre mixed-use development in Stamford, CT exemplifies BLT’s commitment to energy efficiency. It includes The Lofts at Yale and Towne, a 225-unit rental apartment complex located at what used to be the Yale Lock factory. Built nearly 100 years ago, the complex still has its original brick walls and oversized windows. To become more energy efficient, the complex underwent a major retrofit project that will bring significant energy and cost savings without altering its historic architecture.

The Lofts were designed to achieve energy savings that go 10 percent beyond their required building code specifications. The energy savings achieved are, in large part, due to the installation of high efficiency natural gas fired condensing boilers that provide heat to the building. In keeping with the Lofts’ historic nature, including 9 foot. high windows, more than 53,000 square feet of 1 inch thick, insulated Low “E” glass was installed. Other design measures included high efficiency lighting in the parking garage and an energy recovery heat exchange unit, as well as heating system and variable frequency drive controls for air handling units and hot water pumps. The Lofts’ energy conservation goals are achieved through advanced scheduling and sequencing, start and stop time optimization, and static pressure reset using the facility’s Building Management System.

BLT’s managers recognize that responsible building operating and management practices will reduce energy consumption, diminish carbon footprints and lower greenhouse gas emissions. To that end, BLT has implemented several green initiatives focused on sustainability and energy efficiency, including the formation of an Energy Maintenance Project Team which is focused on achieving 30 percent energy reduction across all of BLT’s properties as well as identifying and implementing programs that build awareness around energy management. Property managers and chief engineers also attend training seminars and webinars to advance efforts and success.

BLT’s commitment to energy reduction creates a positive environmental impact and provides a significant marketplace advantage as more tenants demand energy efficiency as a requirement for lease and rental space.
